WHAT IS THE EXPECTATION OF THE MONEY PARTNER (YOU)?
The money partner provides the working capital that funds the investment. This typically includes Deposit, closing fees, two months reserve and renovation costs. As a money partner you will enjoy 50% of the property and 50% of the monthly cash flow.

WHAT IS THE EXPECTATION FOR THE REAL ESTATE EXPERT (EPI)?
The Expert provides the labour (time and energy) equity and Real Estate knowledge. They have invested thousands of hours in analyzing where to invest, changing demographics, lending requirements, economic fundamentals, transportation improvements, market rents, renovation costs, and tax and legal advantages. The Expert finds, qualifies and negotiates the deal, oversees renovations, hires the management company, advertises the property, and provides financial reports to the money partner each quarter. The Expert is also responsible for the day-to-day management and operations of the investment. The real estate expert typically has 50% ownership in the property and enjoys 50% of the monthly cash flow.

HOW DO WE STRUCTURE A JOINT VENTURE PARTNERSHIP?
EPI partnership structures will depend on the skills and resources each partner is bringing to the table. Typically we structure our Joint Venture Agreements with a 50/50 ownership, equity, and cash flow split. After a sale or re-finance of the property the money partner is reimbursed their initial downpayment. We also ensure interest payments from borrowed money (LOC/HELOC) are covered by monthly cash flow from the property.
